Building Division
The Building Division provides many services to our citizens, builders, and contractors enabling the City to maintain high standards of building integrity and preserve our neighborhood property values. Our staff is here to assist, and guide our homeowners/contractors through the permit process on new construction, remodeling, or adding to an existing structure.

Building Division Personnel
The Building Division has had a contractual agreement for plan review and inspection services with
Broward County for the past 20 years. Our building inspectors and plans examiners have life long
knowledge and significant contractor experience through continuing education as required by the
Broward County Board of Rules and Appeals. This ensures our residents that quality construction
will exist in our community.

When is a Building Permit Required?
Permits are required for all types of construction, removal or demolition of any building or
structure in accordance to the Florida Building Code. Included, but not limited to the following:

All new buildings (residential, commercial, office, and industrial)

Additions to existing buildings.

Remodeling and renovations, including walls or rooms in garages for any use,
are to include structural, electrical, plumbing, and mechanical permits and plans, if applicable.

Pools and enclosures (NOTE: Above ground pools, when Homeowners' Association
Regulations are met, require zoning approval only. You must provide a survey to the Zoning Division indicating location
of pool). An electrical permit may be required if adding an outlet for the above ground pool and/or spa.

Patio slabs/pavers, concrete and wood.

All enclosures (screen, window, walls, etc.)

Sheds and gazebos (must have product approvals). Product approvals
are reports from an approved testing laboratory or professional engineer certifying that the product complies
with the specifications of the manufacturer and compliance with the requirements of the Florida Building Code.

Hurricane Protection (shutters, panels, impact resistant glass, roll ups, etc.
requires product approval or engineered sealed plans).

Signs (temporary and permanent, monument, etc.) (NOTE: All signs over 12 square
feet shall have plans bearing the seal of a registered Florida engineer).

Water Heater replacements (require plumbing application only).

Air Conditioner replacements require a mechanical application indicating model
number, serial number, and SEER/EER number. New air conditioner installations, in addition to the above, require an
electrical permit.

Burglar alarm systems (elelctrical permit required).
NOTE: All commercial properties require a yearly back flow recertification permit. A plumbing permit is required from a licensed plumbing contractor accompanied by a Certificate of Inspection performed by a certified backflow technician. The cost for this permit is $12.35. All new residential properties, multi-family and single family residences, require a backflow preventer.
Getting Started
Please have the following items with your submittal so we may expidite your permit.

Permit applications signed & notarized for each discipline of
work (i.e. building, electrical, plumbing, and mechanical).

Two (2) sets of plans signed & sealed by a professional engineer/architect, if applicable.

Department of Planning & Environmental Protection (DPEP)
Procedure Form and stamp on plans when applicable (i.e. all new residential construction, additions
for bedrooms and baths on sewer, and additions to non-residential buildings, all commercial and industrial
alterations and demolitions). A list of other types of work requiring DPEP are located at the Building
Division counter. DPEP monitors surface water and wastewater (sanitary sewer).

Product approvals for sheds, doors, all glass, roofs, and all types of shutters.

Surveys (2). A survey is a document sealed by a professional land surveyor
certifying the elevations, setbacks, property lines and size of the lot.

Energy calculations including heating and cooling load calculations.
-
Health & Rehabilitative Services (HRS) approval for potable water
and other issues for all Assisted Care Living Facilities (ACLF), day care centers, hospitals, schools, and other similar buildings.

In the event of a fire at your residence, please be aware that building permits may be
required before repairs are made. Please call the Building Department at 954-973-6750 before work begins. We will make every
effort to expedite any required permits so repairs can be made as quickly as possible.
