Why Planning? The purpose of planning is to establish long-term goals for development throughout the City, from unimporved land to a balanced urban structure. This is accomplished through the adoption of a City Comprehensive Plan. The Comprehensive Plan contains expressions of public policy in the form of generalized maps, standards, guidelines, and policy statements, and is the official long-range and comprehensive guide for orderly growth and development in the City.
The City's Land Development Code is derived from the policies outlined in the Comprehensive Plan. The Land Development Code includes specific development standards for all land within the jurisdictional limits of the City and can be found online at www.municode.com
Why Zoning? Zoning promotes compatible patterns of land use within the city limits. It prevents a 24-hour convenience store from setting up next door to your house, for example.
Distinct zones exist for residential, office, retail and industrial uses. As part of the determination process, appropriate land uses for an area are identified based on surrounding land uses, the impact on traffic and access to a property, environmental concerns and overall compatibility.
Zoning changes are sometimes required if a building changes or if the land is used differently from it's original classification. To determine whether a zoning change is required please contact Coconut Creek's Development Services department.
